Special Instruction with Regards to Plot no 2A, Sector 54, 56&58 adms. 25,138.86 Sq.m at Nerul:
1. There is no restriction on sale/ auction of CRZ affected plots.
2. As per the CZMP of 2011, approved in 2019, the said plot partly falls in CRZ-IA and CRZ-II and the same is indicated in the Marketing Drawing.
3. It is reiterated that:-
a. In keeping with the CRZ provisions, the said plot is on the landward side of existing road.
b. There are no mangroves within the said plot.
c. CRZ-IA area within the said plot is falling in mangrove buffer area and not within mangroves area.
4. As per the court order and CRZ notification, statutory permissions have to be obtained from competent authority, for development in CRZ areas.
5. It would therefore be the responsibility of the allottee / lessee to take all necessary permissions from competent authorities for development in the CRZ affected area.

As per the terms and conditions, In case if the number of bids received for any particular Plot is less than three, then the final decision on such allotment will be taken by the Corporation and the same shall be binding on concerned bidders. These offers may either be accepted or rejected and until final decision is taken the EMD amount of these bidders will not be refunded. The Corporation reserves the right to cancel, amend, revoke, modify the conditions of the scheme at its discretion or reject any or all offers without assigning any reasons thereof. In case of cancellation of the scheme, the bidders will not have any say.
